Indicative data.

In short
  • Many banks treat the CUKR card like a temporary residence card.
  • PESEL UKR alone is accepted by only a few banks.
  • Income in PLN from Poland counts.

Residence card or CUKR — the best route

With a temporary (including CUKR) or permanent residence card the choice of banks is much wider than with UKR status alone. If you can apply for CUKR, do it before the mortgage.

PESEL UKR only

Temporary protection status is accepted by few banks, usually on stricter terms: a bigger down payment, shorter term or amount cap. We check current terms before applying.

Income and documents

Banks count income in PLN from Poland: employment, civil contract or business. Income from Ukraine usually doesn't count. You'll need your passport, residence document, PESEL, income certificate and bank statements.

An apartment in Ukraine

Owning an apartment in Ukraine doesn't block a mortgage in Poland. The Family Housing Loan programme, however, has rules about owned property — we'll check whether you qualify.

FAQ

Questions and answers

01Can I get a mortgage with a CUKR card?

Yes, many banks accept CUKR like a regular temporary residence card if you earn in PLN and meet the other conditions.

02Is PESEL UKR alone enough?

At a few banks, usually on stricter terms. A residence card or CUKR puts you in a stronger position.

03Can I use the Family Housing Loan (RKM)?

The programme is open to foreigners with legal stay and PLN income, but not every participating bank accepts every status. We check individually.

04What language is the contract in?

Polish, but we explain everything in your language, and a sworn interpreter attends the notarial deed if you don't speak Polish.

05Mortgage in Poland for Ukrainians with a residence card — conditions?

Same as for other foreigners: card valid for the required time, PESEL, PLN income, 10–20% down.

06Can a Ukrainian get a mortgage in Poland with no down payment?

Possibly via RKM, if the participating bank accepts your status. More often 10–20% down is needed.

07Mortgage for Ukrainian refugees with UKR status?

Yes, but only at a few banks and usually on stricter terms.
