- The minimum down payment on a standard mortgage is usually 10%.
- No down payment — via the Family Housing Loan (BGK guarantee up to PLN 100,000).
- With 10% down, insurance or a higher margin is added.
10% down — the most common route
Many banks lend with 10% down. The missing 10% is covered by low-down-payment insurance or a higher margin — until you repay part of the loan or the property value rises.
Family Housing Loan (Rodzinny Kredyt Mieszkaniowy)
A BGK programme where a guarantee of up to 20% of the price (max PLN 100,000) replaces the down payment. Families can also receive a family repayment: PLN 20,000 after a second child and PLN 60,000 after the third and each next. It's open to foreigners with legal stay and PLN income, but participating banks treat residence statuses differently.
Other forms of down payment
- A plot or other property as extra collateral
- A family gift towards the down payment
- Payments to the developer counted as down payment
- Costs already incurred (e.g. when building)
What to watch out for
A low down payment means a higher cost and bigger instalment. We calculate the real cost of each option and tell you whether waiting a few months to save more makes sense.
