- Foreigners can get a mortgage in Poland with a residence card, PESEL and income in PLN.
- Down payment: 20%, at some banks 10%.
- You can buy an apartment without an MSWiA permit.
Who can get a mortgage
Banks lend to foreigners who live in Poland legally and earn in zloty. It's easiest with a permanent residence or EU long-term resident card, but a temporary residence card works too — you just need the right bank.
Basic requirements
- Residence card valid for a certain time ahead (depends on the bank)
- PESEL number and a Polish bank account
- Income in PLN from a Polish employer or Polish business
- Employment history — usually a few months with the current employer
- 10–20% down payment and a clean BIK credit history
Buying an apartment as a foreigner
Buying a self-contained apartment does not need an MSWiA permit. A permit is usually required for a house with land or a plot if you are a non-EEA citizen — with exceptions, e.g. 5 years after receiving permanent or EU long-term residence. We take this into account when you choose a property.
Why use a broker
A bank branch shows only its own offer. We compare many banks, know who accepts your card and type of employment, and apply in parallel — saving weeks and raising your chance of approval.
