- Variable from 5.08%, 5-year fixed from 5.94% (as of 19.10.2026, 20% down).
- NBP reference rate: 3.75%; WIBOR 3M: 3.86%.
- New contracts increasingly use POLSTR instead of WIBOR.
What makes up the rate
Variable rate = reference index (WIBOR 3M or 6M, and increasingly POLSTR in new contracts) + the bank's margin. A fixed rate is set for 5 years or longer; then the bank offers new terms.
Fixed or variable in October 2026?
Right now the variable rate starts lower than fixed. Variable pays off if rates fall or stay flat; fixed gives peace of mind and predictability, and often higher capacity. It depends on your budget and risk tolerance.
WIBOR and POLSTR
Poland is replacing WIBOR with a new index, POLSTR. Banks are gradually moving new contracts to it. What matters to you is the total rate and margin — we compare offers regardless of the index.
Why your rate may differ
The lowest offers usually require 20%+ down, good income and a product bundle (account, card, insurance). With 10% down or short employment the rate may be higher.
