Where the calculator's rates come from
We use the lowest bank offers we analysed on 19.10.2026 for a 20% down payment: variable from 5.08% and 5-year fixed from 5.94%. It's a starting point — your rate depends on the bank, down payment, income and whether you take an account or insurance bundle.
Variable or fixed?
The variable rate is lower now, but the payment moves with the reference index (WIBOR, and increasingly POLSTR in new contracts). A fixed rate locks your payment for 5 years — then the bank offers a new fixed rate or a switch to variable. With a fixed rate banks often calculate higher borrowing capacity.
What else goes into the cost
Besides interest: property valuation, property insurance, mortgage entry fees, sometimes a commission and low-down-payment insurance. That's why we compare offers by APRC and total amount payable, not just the instalment.
Equal or decreasing instalments?
The calculator uses equal instalments — the most popular, because they start lower. Decreasing instalments start higher but cost less interest overall. We'll calculate both in the consultation.
Representative example (simulation, October 2026): loan amount PLN 459,000, collateral value PLN 510,000, term 30 years (360 equal instalments), variable rate 6.05952% (margin 2.51% + POLSTR 1M Compounded Rate 3.54952%), APRC (RRSO) 6.54%. First instalment PLN 2,769.53, last PLN 2,765.41. Total cost of credit PLN 556,464.26, including: interest PLN 538,026.68, commission PLN 0.00, life, health and job-loss insurance PLN 13,328.18 (first premium PLN 229.50, then 0.05% of the balance monthly, for 5 years), property insurance PLN 5,090.40 (whole term), PCC tax PLN 19.00. Total amount payable PLN 1,015,464.26. Changes in the POLSTR index affect the instalment. Final terms depend on the bank and the credit assessment.
