01Can a foreigner get a mortgage in Poland?
Yes. Banks lend to foreigners who live in Poland legally and earn in Polish zloty. You usually need a residence card (temporary or permanent), a PESEL number, a Polish bank account and stable employment. Requirements differ between banks, so it pays to compare several offers.
02What down payment does a foreigner need?
Usually 20% of the price. Some banks accept 10% with extra insurance or a higher margin. Under the Family Housing Loan (Rodzinny Kredyt Mieszkaniowy) a BGK guarantee can replace the down payment — if the bank accepts your residence status.
03What are mortgage rates in Poland right now?
The lowest offers we analysed on 19.10.2026 (20% down): variable from 5.08%, 5-year fixed from 5.94%. Your rate depends on the bank, down payment, income and product bundle.
04Must my residence card be valid for the whole loan term?
No. Banks know cards get renewed. They usually require the card to remain valid for a certain time on the application date (often from a few to 12+ months), and some prefer permanent residence. We match the bank to your card's validity.
05Can I get a mortgage on a B2B contract or sole proprietorship (JDG)?
Yes, but banks usually want a business history (often 12 months, sometimes less if you continue the same work) and calculate income from tax returns. Your tax form (lump-sum, flat or scale) changes your capacity — we check this first.
06How much does HipoCenter's help cost?
Nothing for you. As a mortgage intermediary agent we are paid by the bank after the loan is granted. The rate and fees are not higher because of it.
07Does a foreigner need a permit to buy an apartment?
No — buying a self-contained apartment does not require a permit from the Ministry of Interior (MSWiA). A permit is usually needed for a house with land or a plot if you are a non-EEA citizen, with statutory exceptions.
08How long does it take to get a mortgage?
From the first call to the bank's decision usually 2–6 weeks, depending on the bank and how complete your documents are. Then the loan agreement, notarial deed and payout.
09Can I get a mortgage in Poland on a temporary residence card?
Yes. Many banks lend on a temporary residence card if it stays valid for the required time and your income is in PLN.
10Mortgage broker for expats in Wrocław — do you cover other cities?
Our office is in Wrocław, but we handle mortgages online across Poland: Warsaw, Kraków, Poznań, Gdańsk, Łódź and more.
11Which bank is best for a foreigner's mortgage in Poland?
There's no single best — it depends on your residence card, contract type and down payment. We compare several banks and pick those that will actually accept your profile.
12Can expats buy property in Poland?
Yes. Expats can buy an apartment without a permit and finance it with a Polish mortgage if they live and earn in Poland.
Representative example (simulation, October 2026): loan amount PLN 459,000, collateral value PLN 510,000, term 30 years (360 equal instalments), variable rate 6.05952% (margin 2.51% + POLSTR 1M Compounded Rate 3.54952%), APRC (RRSO) 6.54%. First instalment PLN 2,769.53, last PLN 2,765.41. Total cost of credit PLN 556,464.26, including: interest PLN 538,026.68, commission PLN 0.00, life, health and job-loss insurance PLN 13,328.18 (first premium PLN 229.50, then 0.05% of the balance monthly, for 5 years), property insurance PLN 5,090.40 (whole term), PCC tax PLN 19.00. Total amount payable PLN 1,015,464.26. Changes in the POLSTR index affect the instalment. Final terms depend on the bank and the credit assessment.
