How banks calculate capacity
From net income the bank deducts living costs (per person) and other repayments. From what remains it calculates the maximum instalment — usually no more than 40% of income (up to 50% for higher earners), stress-tested with a rate buffer.
If your capacity falls short
- Extend the term to 30–35 years
- Close unused cards and limits
- Add a co-borrower
- Consider a 5-year fixed rate
- Choose a bank that better counts your income type
Specifics for foreigners
Income in PLN from Poland counts. Short employment or a soon-to-expire card may narrow the choice of banks but doesn't rule out a mortgage.
