- A self-contained apartment — no permit needed.
- A house with land or a plot — usually an MSWiA permit (non-EEA citizens).
- Exceptions include 5 years after receiving permanent or EU long-term residence.
- EEA and Swiss citizens don't need a permit.
Apartment without a permit
Buying a self-contained apartment (with its own land register) requires no permit. This also covers a share in a garage linked to the apartment.
House and land
Buying a house with land or a plot as a non-EEA citizen usually requires a permit from the Minister of Interior and Administration (MSWiA). The procedure can take several months.
Exceptions
- Living in Poland for at least 5 years after receiving permanent or EU long-term residence
- Spouse of a Polish citizen — if statutory conditions are met
- EEA and Swiss citizens

A bank won't pay out a loan for a house without the required permit. We plan the timeline so the permit and credit decision don't clash.
