On 19.10.2026 the lowest rates were 5.08% (variable) and 5.94% (5-year fixed). On a PLN 400,000 loan over 25 years the payment difference is about PLN 200 a month. Which to choose?

Message on Telegram
In short
  • Variable is cheaper at the start right now.
  • Fixed gives a stable payment for 5 years and often higher capacity.
  • After the 5-year fixed period the bank offers new terms.
  • With a variable rate, early repayment fees apply only in the first 36 months (max 3%).

In numbers

PLN 400,000 over 25 years: at 5.08% about PLN 2,357, at 5.94% about PLN 2,563. A fixed rate is effectively insurance costing about PLN 200 a month.

For a fixed rate

  • Predictable payment for 5 years
  • Often higher borrowing capacity (smaller buffer)
  • Peace of mind if rates rise

For a variable rate

  • Lower payment at the start
  • Benefit if rates fall
  • Free overpayment after 3 years

Our take

If your budget is tight or capacity borderline, consider fixed. If you have headroom and want to overpay, variable may be cheaper. We'll calculate both for you.
