- From 1 January 2027 new variable-rate loans will be based only on POLSTR; banks sign WIBOR contracts only until the end of 2026.
- POLSTR 1M is about 3.55%, WIBOR 3M 3.89% — with the same margin, a POLSTR payment is slightly lower today.
- POLSTR 1M mortgages are already offered by PKO BP, ING, Pekao, Millennium, mBank, Erste, VeloBank and Alior, among others — but not every bank has switched; until the end of 2026 some still lend on WIBOR.
- Old contracts stay on WIBOR until the end of 2036 and switch to POLSTR automatically on 1.01.2037, with an adjustment.
What POLSTR is
POLSTR (Polish Short Term Rate) is an index calculated by GPW Benchmark from actual overnight deposit transactions between financial institutions. WIBOR relied on banks' quotes. Mortgages use the compounded POLSTR 1M (Stopa Składana).
What it means for a new loan
- Variable rate = POLSTR 1M + the bank's margin.
- Until the end of 2026 — depending on the bank — a new loan may be on POLSTR 1M or on WIBOR 3M/6M. We compare offers on both indices.
- POLSTR 1M is currently about 0.3 p.p. below WIBOR 3M — but banks can offset it with the margin, so we compare the total rate and APRC, not the index alone.
- The payment may change more often than with WIBOR 3M or 6M — depending on the contract.
Have a WIBOR loan?
You don't need to do anything: the contract stays on WIBOR until the end of 2036. The bank may offer an annex — check the margin, index and rate reset period before signing. If your margin is high, consider refinancing into a POLSTR loan.
Foreigners and POLSTR
The index change doesn't change banks' requirements for foreigners: the residence card, income in Poland and down payment still matter. We'll help you choose a bank that accepts your residence document.
